There were 31 June 2015 sold Moon Valley homes which included three Moon Valley condos, 54 detached Moon Valley homes and three Moon Valley townhomes. Average list and sales pricing came back up to be more in line with what we have been seeing prior to May 2015 sales.
Moon Valley real estate seems so relatively underpriced. The community as a whole does not carry the same well known brand as Aviano at Desert Ridge or Fireside at Desert Ridge or even Desert Ridge in general yet Moon Valley is a very tightly knit community. The Moon Valley Country Club has kept a core number of residents and families of original buyers there for over 30 years. With many homes built before 1990, it has more of a McCormick Ranch Scottsdale feel; there are many single story block homes with solidly constructed bones and the area is starting to see some beautiful remodels. Moon Valley Park and Lookout Mountain Elementary School both of which are right off Coral Gables Drive add good incentive for families to buy Moon Valley real estate.
To give you an idea of the difference in value, McCormick Ranch homes in Scottsdale that have not been upgraded are selling for approximately $200 per square foot. Comparable homes in Moon Valley are selling for $130 per square foot. Granted, McCormick Ranch property is much closer to amazing Old Town Scottsdale amenities but Moon Valley dining and entertainment has been developing well and the community again is no less strong that McCormick Ranch. The savings on a purchase in Moon Valley comes close to $70,000 for every 1,000 square feet of home you would buy so you do the math.
